What you can rely on here, and what you cannot.
Short, because this is an information site for students rather than a service you buy something from. The parts that matter are the ones about offers, money and safety.
Who runs this site
Jawatankuasa Rumah Kediaman Siswa (JKRKS), the student committee under Kesatuan Mahasiswa Universiti Malaya. The houses themselves are provided by Jabatan Strategik dan Ekosistem Penginapan Pelajar (JSEPP), the University department responsible for student accommodation. JKRKS selects residents. JSEPP sets the rent and collects it. This site is published by JKRKS and is not a University publication.
Nothing here is an offer of a room
Reading this site, submitting the form, and scoring well on the calculator are all different from being offered a place. An offer is a letter sent to your siswamail after results, and only that letter creates anything.
There are fewer beds than applicants and most people who apply will not get one. An offer is also conditional: if a Kolej Kediaman place comes through afterwards, the RKS offer lapses and you tell JKRKS within seven days.
The calculator is an estimate
It runs the published rubric on figures only you have seen, and nobody checks them. Your real mark is calculated from your application form and from the documents uploaded with it, and a declaration a document does not support is dropped. A high estimate is not an offer and a low one is not a reason to skip applying.
The rubric, and when it can change
The rubric carries a version number and a publication date, and it is frozen from the moment applications open until results are out. It is not edited while anyone is being scored against it. Everything else on this site can be corrected at any time, and dates, rents and figures are the ones most likely to move. If a printed poster and this site disagree, this site is the more recent of the two.
Money is never taken on this site
There is no payment page here and there never will be. Applying costs nothing. Rent and the deposit are paid only after an offer, only through UM E-Pay, the University's own portal.
Nobody from RKS will ask you for cash, for a transfer to a personal account, or for payment through a third person. If that happens, the person is not collecting for RKS. Tell your house PIC. Any site or message that asks you to pay to apply for RKS is not us.
Using what is on the page
The words, the rubric and the photographs belong to JKRKS. You may read, print, quote and share any of it freely, including the rubric in full, and you do not need to ask. That is the point of publishing it. Please quote it accurately and say which version you are quoting.
The RKS crest, the KMUM crest and the Universiti Malaya mark are not included in that. Do not use them to suggest that JKRKS, KMUM or the University endorses something. The photographs show real houses and real committee members, so do not use them outside the context of RKS.
Accuracy, and what happens when we get it wrong
This site is maintained by students alongside their degrees. We check what we publish and we correct mistakes as soon as we find them, and this page does not pretend that makes it perfect. Where a figure is not known we say so on the page rather than filling the gap with a guess.
Where this site and a signed document disagree, the signed document wins. The Perjanjian Sewaan governs your tenancy, and its Malay version prevails. The offer letter governs your offer. University regulations govern discipline. If you spot something wrong here, tell your house PIC or JKRKS through KMUM and it gets fixed.
Links to other sites
The application form is on Google Forms, the needs table is published by Lembaga Zakat Selangor, and the committee page links to LinkedIn profiles. Those are other people's sites, under other people's terms, and we are not responsible for what they do or for what they collect. The privacy notice says what that means in practice.
Governing law
These terms are governed by the laws of Malaysia. Personal data is handled under the Personal Data Protection Act 2010, Akta 709.
Written to be read and understood rather than to be exhaustive, and not reviewed by a lawyer. It is published so an applicant knows where they stand, not to limit anybody's rights. Nothing on this page removes a right you have under Malaysian law, and nothing on it overrides University policy or a document you have signed.
